These answers are educational. Your income, credit, assets, debts, property, and loan purpose determine what is actually available.

01Can I get pre-approved before I find a home?

Yes. A pre-approval can clarify a working budget, identify documentation needs, and help you present a stronger offer. It is not a final loan approval and remains subject to underwriting and an eligible property.

02Do I need a 20% down payment?

Not necessarily. Several loan programs may permit lower down payments for qualified borrowers. The right structure depends on cash available, monthly payment, mortgage insurance, reserves, and long-term goals.

03What costs are included in a mortgage payment?

A complete housing payment can include principal, interest, property taxes, homeowners insurance, mortgage insurance, flood insurance, and association dues. Calculator estimates should include as many of these items as possible.

04Can I refinance later if rates improve?

Possibly, but future approval, property value, rates, costs, and program availability cannot be guaranteed. A current purchase decision should stand on its own financial merits.

05How early should I speak with a mortgage advisor?

Earlier is usually better. A conversation months before a move can create time to strengthen credit, organize documents, build reserves, and compare strategies without pressure.
